Generation Projects delivers residential renovations, home extensions, alterations, new builds and selected multi-unit developments. We can manage everything from initial planning and design coordination through to construction and project completion.

Yes. Depending on your project, we can coordinate preliminary design, resource consent, engineering requirements, building consent, contractor procurement and construction. This gives you one central point of contact throughout the project.
Yes. If you already have an architect, designer, engineer or completed plans, we can work alongside your existing consultants. We can review the documentation, provide construction input and prepare detailed pricing.
This depends on the scope of your project and the planning controls applying to your property. Structural alterations, additions and certain changes to a building may require council approval. We can assess this during the early planning stage and coordinate the required consultants and applications.
Ideally, you should involve us during the early design stage. Early builder involvement can help identify construction challenges, develop a realistic budget and reduce the risk of redesigning the project later.
Every project is different. The cost will depend on the size, design, site conditions, structural requirements, materials, finishes and level of specification. Once we understand your scope and review the available plans, we can prepare a preliminary estimate or detailed construction proposal.
Where the design and scope are sufficiently developed, we can provide a fixed-price construction proposal. Any prime cost allowances or provisional sums will be clearly identified so you understand what is included. Open-book or cost-plus arrangements may also be considered for suitable projects.
Our proposal sets out the construction scope, inclusions, allowances, exclusions and payment structure. We aim to make the pricing clear so you can understand what has been allowed for before signing the building contract.
The timeframe depends on the design, consent requirements, project size, material availability and site conditions. Before construction begins, we will provide an indicative programme covering the key stages of the project.
For some renovations, you may be able to remain in part of the house. For larger projects involving kitchens, bathrooms, essential services or extensive structural work, temporary accommodation may be more practical. We will discuss access, safety and disruption with you before work begins.
Your project will be overseen by the Generation Projects team, with a nominated point of contact responsible for coordinating the programme, subcontractors, inspections, client communication and day-to-day construction activities.
We provide regular progress updates throughout construction. Depending on the project, these may include site meetings, photographs, programme updates, cost information and confirmation of upcoming decisions.
Any requested change is assessed for its impact on cost and programme. Variations are documented and presented for your approval before the additional work proceeds wherever reasonably possible.
Payments are generally made through staged progress claims based on the building contract and the work completed. The proposed payment schedule will be explained and agreed upon before construction starts.
We work with established subcontractors and specialist trades appropriate to each project. Work requiring licensed or certified professionals is allocated accordingly, and the necessary inspections and documentation are coordinated during construction.
Yes. We can guide you through selections such as flooring, tiles, bathroom fittings, kitchen finishes, lighting and other key products. Making these decisions early helps protect the construction programme and budget.
Renovations can sometimes reveal concealed conditions that were not visible during pricing. If an unexpected issue is discovered, we will explain the problem, discuss the available options and advise you of any cost or programme impact before proceeding.
Yes. We can share relevant completed projects and, where appropriate and with permission, arrange references from previous clients.
